: What do you guys pay for property taxes?

The problem is that the taxes (school&property) is going to be over $4500 a year. Just wondering what you guys in other states pay for taxes?

Finally Jun 16th, 05, 9:05 PM My previous house was in that price range, I think the taxes were about $2200 > $2400. That was about 4 years ago.

Twenty years ago taxes on a $65K ranch ran nearly $3K!
House here in GA is 2300+ sq ft 2 story European Stucco on 7/10 of acre with seperate 650 sq ft workshop in a small (52 home) subdivision complete with community center/pool and homeowner association. Probably sell for low-mid $200K.
Total taxes (school and county) are $1260 annually. :waving:

gb70 Jun 16th, 05, 10:01 PM In ADA County, Idaho, we pay 1.45% of the assesed value. The nice thing is that they subtract 50k from the value if it is owner occupied.

If you took our house and lot and transplanted it in the Toronto area the value would likely be over $600K and the property taxes about $8,000. Maybe this is one area where we Canucks are not taxed to death.
GRN69CHV Jun 16th, 05, 10:32 PM Right around 5000.00 [ 4200 Sq ft on 2-1/2 acres ], but expecting a hike to pay for all the new schools under construction - that my kids are done attending. If it goes up 20%, this School District is still 40 -50% less than the surrounding areas.
velleluvr Jun 16th, 05, 10:41 PM well when i was with my ex the taxes ont he house were 1800$ CDN for a 2.5 bedroom 1500 square foot freehold which we paid 168,000$ CDN foron the outskirts of hte city wiht a 22foot back yard.
Don stick to Kingston the big cities are getting expensive

MalibuJerry350 Jun 16th, 05, 11:09 PM Our property taxes on a 3 bedroom ranch, attached garage on a 1/2 acre, corner lot is about $3600 a year. The problem here in NJ is that the MAJOR part of the property tax goes to finance the school system. The 800 pound gorilla (the NJEA....teachers union) is a VERY strong force in NJ politics and resists all efforts to reign in education costs. Plus, the fact, that alot of city people moved here and demand the same services they were used to where they came from. It ALL costs money. The closer your house is to Northern NJ, the higher your taxes. We started out paying $980.00 a year in 1974 when we bought our house.

Clint44 Jun 17th, 05, 12:14 AM My house is around 1350sq/ft and was built in 1983. My workshop is 720sq/ft and was built in 1989. The house is worth around $75-85K and it sits on three lots (around 1/3 acre). County,school,and city taxes are around $1200/year,total.
Blue states seem to have much higher taxes.
John_Muha Jun 17th, 05, 12:44 AM Here it's 1% of the valuation of the property. Normally the property does not get reassesed unless sold or built on to. Common for neighbors to pay a different rate on the same style structure.
travis g Jun 17th, 05, 12:56 AM Wow...I'm almost embarrassed to say what I pay. 1800 sq. ft. 3 bedroom ranch built in 1981, on 5 acres...$944/yr. And thats in one of the most expensive tax counties in Oklahoma.
JOHN WILSON Jun 17th, 05, 1:15 AM Are you guys with the low property taxes paying state income tax?? We have no state income tax here in TX but the property taxes can be high. I've lived in areas that assess from 2.2% to our current 3.5%. Ours runs about $25,000 after the Homestead exemption.
Cameano Jun 17th, 05, 2:31 AM Mine was about $1k last year, 1600sf home on 7057sf lot. With the new assessment, it's gonna be about $1400 this year. :( Good thing for me they don't assess near what the market value is. My home has always appraised at about 10% below average for the island, but with the new concrete in, it'll go up undoubtedly, as parking space even at home is a huge commodity. My street can get crowded in the evening. 17 homes, and close to 50 cars, if not slightly more. :eek: Last month, Oahu, where I live, median home sales price was $610k. :)
150 acres, 3 shops, 2 barns, 1800 sq ft house and that costs me $660 Canadian.:)

Rate for CA in the bay area is typically 1.003 or so.

Same things happening with my homeowners. The insurance companies don't want to lose on their bottom line so they pass the _____ along to you.

70isfine Jun 17th, 05, 8:14 AM My parents house in northern NJ is worth about 300k and the taxes are about 5k.Not to bad compared to a friend who lived in a more upscale town in NJ who was paying 12k on a house worth about 450k. When i lived in Eastern Pa i was paying almost 4k on a house worth about 140k on 1.5 acres. Now in La. I only pay about 1k a year on a house thats worth about 230k on 1/4 acre. Its all relative though because the house im in now thats worth 230k here is bigger and better quality than the 450k house my friend had in NJ. And the 140k house i had in Pa.would be about a 300k house in NJ.

I have no water service, no sewer service, nearest light pole is 1/2 mile away. I'm in between 2 farms. So I pay 6K to "educate" my kids and maintain 450' of road frontage.

I have to pay taxes on power, telephone , cable. THEY have to pay the town tax on the rightaway for the poles/cables. I have to reimburse THEM for the taxes, on the property I PAY TAXES ON! I spoke at great length to my town assessor about double taxation. He could not dispute it. I am trying to subdivide the rightaway, to divorce it from my property. "Oops, my property is landlocked, CUT my taxes!!!" Not having much luck though..... :mad:
I pay 8% sales tax, and one of the highest state withholding taxes in the nation.
NY pays the highest welfare in the country
The average teachers' pay is 70k base and bene's for (180) 7 hour days. Of which there is a lunch period and a planning period.

NiteOwlNY Jun 17th, 05, 8:29 AM If you really think about it... All of our homes, no matter where we live are essentially worth the same, it's the land that the house is sitting on that raises the price up....
Property taxes in NY/NJ/CT are way out of hand and the majority of it is going to our schools.... You take my house a roughly 2200 ft2 Split on 1/4 acre, here it's worth 700k and the taxes are 9k.... Move the house anywhere else out of here and you'd get no more than 200-250k.... Replacement value is only about 200k on the structure, it's the property that's worth the money..... When I bought the house it was essentially a half million handy man special.... That money anywhere else could have bought me a castle....

Not to morph the thread. IMO Education is paramount for the future of the country and a pivotal investment in raising the standard of humanity.
With that said,, It frosts my Ba$$s to have to pay 5.3K a year in School Tax based on my choice to invest my time and money in a Home. :(
ALL Education Tax should be a FLAT income, no deduction, no write offs .
And not levied on HOME OWNERSHIP.

My taxes have about doubled since I bought my house 4 years ago. I was paying around 1200 between Memphis and Shelby County, now it's going north of $2000. Doesn't sound like much until you factor in the drug deals and gunshots, and the fact that most pizza places won't deliver to us (we're in the "Red Zone" ("we're sorry, sir, but the safety of our drivers is more important" yadda yadda yadda)). Also factor in the fact that we are a single income household with a stay at home mom. They tried to get more out of me by over-assessing my house by $40K, but I appealed and won. Gotta keep an eye on them, cuz The Man never stops trying to shove his big ****....!

Question: If the government is so concerned about retired folks (i.e. Social Security) maybe they should abolish property taxes and go to a consumption tax. If you work hard all your life and pay your house off, why should you have to pay $500-$1,000 a month to stay there when you retire?
Geez...no wonder everybody in Atlanta is a NY/NJ transplant.

We're not talking about NYC here, I live in suburbia on LI.... Actually in the outer boro's of NYC you can get a 2 family semi detached for around 600k, your taxes are 1100 and you can rent out what you aren't using to pay your mortgage and taxes....
I lived in Manhattan for a year after I seperated from my ex wife just for a change.... my rent was 2200 a month on a 1 bedroom 3 flight walkup.... That's more than most mortgages.....
I want nothing to do with the city anymore, I won't even go in as a tourist these days.....

Seriously though, Here in California, they basically "cap" the value at the original purchase price, or the value in 1978... So California is not ALL bad, some laws/rules are pretty good...
So I bought my place for $160K 6 years ago, and I pay a little under $2300 (which includes extra for new schools, etc in the newly developed areas)... Its about 1.1%, plus $350 os so for the supplimental stuff...
Thought of moving, but the value has tripled since I bought it... meaning the property taxes will triple or worse for a new place...
My mother's house is worth somewhere north of $2 Mill (1/4 acre lot, 1800 sq ft house, carport, ~15 miles south of San Fransisco), yet she only pays about $1000/year in taxes... BTW, my great-grandfather built the house 95+ years ago, so its always been in the family, or else she couldn't aford it... I am trying to talk her into selling and investing in old Musclecars :D

Beenaway2long Jun 17th, 05, 1:38 PM The truly SAD part of this, is that the costs of Commercial Property in NY is about DOUBLE the residential. A 5,500 office building worth $200,000 is $8,000.
Where does the money go? Take a peak at your taxes and look at the Medicaid line item. WHY ?? Well, the County is required to collect it and distribute it. It also took the heat off the Federal Government in '94. They dumped it to the States, which in turn, dumped it to the counties.
GRN69CHV Jun 17th, 05, 4:48 PM Sucks doesn't it. Key is to have what you want while you can afford it. I did most of the building on my home on my own. Love building - period, especially masonary work - something about doing finish brick & stone work - ranks up there with finish carpentry for a sense of satisfaction. But it has really hit home just how screwed up this tax base thing has gotten. Good trend developing though - the trend to put better "quality" into your property as opposed to "quantity" of structure. Recently I went through a 2000 Sq Ft home that a friend moved into (not counting finished basement space - fortunately in PA, most homes have basements that can be finished as living space, but this space is not taxed). Home was refinished very nicely with high end materials. Compared to the home he sold, he went from 4500 SqFt to a 2000SqFT, but cut his real estate tax bill from 10k to 4.5k. On top of it, the new smaller home is actually much better quality.

Michigan doesn't cap the taxes but increases are limited, until you sell. Then the new guy gets zapped with the big increase.
For seniors they get a %100 credit on their state income taxes for any property taxes over a certain percentage of their income. So retired people on a fixed income aren't forced out of their home because the value went.

In California, its only capped for the current owner. New owners have to get it reassessed for the new value, but then their value is capped until they sell...
I think the basic limit is also 1% of that "purchase" value, plus any additional fees that were approved by "Voters" (thats why mine is like 1.1%+)... Of course, difficult to find ANYTHING below $300K...
Certain transfers (parent to child, or grandparent to child if no heirs, etc) are exempt, which is why my mother's is so low. She got to keep my grandparents "taxes"...
My brother actually "bought" into the deal, and got 1/4 ownership. But because his was "grandma-to-grandchild" and mom is still living, "his" portion was reassessed... He now pays much more for his 1/4 than mom does for her 3/4...
