: Prepping the house for sale, I'm ready to die

We decided to build our new house a year earlier than originally planned. I was casually doing the renovations on the schedule of not moving for a year and a half. Now that we will start digging soon I am in mad panic mode.

On Staurday I gutted the main bathroom off of the hall. Well, here I am 4 days later. I got the drywall up, tub tiled, old sub floor ripped out and the new floor and tile down and grouted. I painted the walls today, put in the bath hardware, reset the toilet, new outlets and switches and shot up new trim. The only thing I still need to do is seal the grout.

I am ready to die. 4 days for a full bathroom remodel, I never thought I would do it. Now I just need to tear down some chair rail and wall paper and paint the kitchen and living room. Anyone looking for a house in the Omaha area??

On the up side the new house will be ready in July. It's a 2300 sq foot 2 story with 4 bed 3 bath. I'll get another 1000 sq ft once the basement gets finished. The best part is my garage. It's 26 deep by 32 wide (3 car) with a 4th car tandem behind the 3rd stall. That spot is another 24 deep x12 wide for a total of 1120 sq ft. I'll be doing the plumbing, HVAC and electrical in it so I need to get the current house done ASAP. Anyone want to help, I'll buy the beer.

Omaha is just a smidge too far to commute.

Sounds like you've got it all under control. I used spray grout sealer when I tiled the lower level of my house. It was very quick and easy. I used two coats for my white grout. It's invisible...

A word of warning on sealing your grout. Wait at least 7-10 days for the grout to fully cure before sealing. If you don't what can happen is you will lock in some moisture from the grout and the color may go blotchy.

Correct tip.

Plus, if you're selling, why bother to seal at all??

I feel your pain.

We went and looked at a house and submitted a bid which they accepted!

I spent the entire 4th of July week finishing half completed projects and painting.

Our house sold in 4 days with the stipulation that he had to be out in 2 weeks!

So since the 4th of July rennovations and moving and now rennovating the new place I'm ready to die as too.

There's a product out there called Sure Seal (http://suresealusa.com/USA%20Grout%20&%20Tile%20Sealer.htm) , it's a spray on sealer that can be applied right after the grout is done.. Easy to use, but it it's not cheap..

Although I tend to agree, why seal it if your selling the house??

Seal is relatively cheap and I look at it as if I am doing a project, selling or not, I am doing it right. When we bought the house there were alot of hack jobs. I have spent the last 4 years fixing it.

The house will be priced at a starter house pricing (albeit not the cheapest). I don't want to shaft the new buyers with shoddy work.

You bring up a good point, but not sealing grout isn't "shafting" them. You could wait a week, then do it - or not do it.

Sealing wasn't done until "relatively" recently, it's like an extra - makes the job that much better, but it's not shoddy without it. Kind of like scotchguarding carpet - it's a bonus, but not necessary.

Either way, sounds like someone will get a nice house!
